What do i need to know to put my house up ';for sale by owner';? i dont want to use a realtor.?

Actually, Drew is incorrect. Most foreclosed homes are listed by Realtors and are on the MLS, including HUD repos, Fannie-Mae repos and most banks. That's because they know Realtors have buyers, which is what you are looking for.





However, if you choose to go it alone, do get a few Realtors to give you a Comparative Market Analysis. they will do it for free and it's important that you know what range your home should sell in so you can price it correctly. Correct price is very important.





Then check with your Dept. of Real Estate for a list of disclosures and forms that will be required when you sell. Most, if not all, states require some sort of Property Condition Disclosure and other paperwork that is required by law, regardless of whether you use a Realtor or not.





Advertise and keep track of where the calls and interest is coming from so you don't spend money on advertising that isn't working (a pennysaver ad for instance).





When you get an offer, don't feel rushed by the buyer and if they have an agent they want to use, don't feel put off. Some buyers aren't as comfortable as you with the process. Whatever fee the Realtor wants can be added to the purchase price or paid by the buyer directly so your bottom line doesn't have to change. Please don't take it as an insult and hopefully the Realtor will understand. If the offer seems confusing or too complicated, a local Real Esate Broker can probably go over it with you as a consultant for a small fee. $100 or whatever. Have them explain the jargan or help you make a counter offer that includes what you want to happen. If you're in an attorney state, your attorney can explain it and the contract will be dependent on the attorney approving it anyway.





Most importantly ~ when you have a buyer or an offer ~ PUT EVERYTHING IN WRITING... EVERYTHING. Don't feel like ';he's a nice guy I'm sure he means it... etc.'; Real Estate contracts must be in writing and every detail, no matter how small should be spelled out in black and white (or blue ink) and signed by everyone (husbands AND wives) A good real estate purchase contract covers alot of things you think might never come up, but they do. And the time to negoitate them is at the start, not when you're trying to close.

For sale by owner is going the make the Realtors cry, but hay they cut there own throat.


They made a bubble by doing what you want to do that that is short the market by not getting it on the MLS.


Don't worry the realtors have been doing this big time by hiding ie shorting the market and driving up prices to make this bubble. Have the realtors all listed, nope they show what they or there broker have for sale, are new homes on the MLS? nope are foreclosure on the MLS? nope. what about government homes?nope. what about all the scam small brokers that held back there listing yet advertise them as exclusive listing? there were not on the MLS also.





Hey holding back on listing is now so much money going out in commissions.That poeple like you are now shorting the realtors. may they get all they deserve as the bubble breaks.

Apart from craigslist - how do I find used cars for sale by owner? All I see are dealer ads - help!?

I'm looking for a car that's not salvaged title - that's not listed by dealer. Do people not own their cars anymore? Why are all ads on craigslist, sjmercury, autotrader, etc. etc. by dealers almost exclusively? I live in the SFO bay area and would much appreciate advice on how to buy a ';FSBO'; for sale by owner second hand car.Apart from craigslist - how do I find used cars for sale by owner? I am hear you on this issue. I totally understand. I can recommend 10 different car buying websites but 95% of the listing will be from car dealers. I would highly recommend a Paper called ';Trading Times'; which very few people know about it. This paper contains list of cars from private parties only. I don't want to sound rude, but if you do not even know how to advertise your house, how will you do all the official paperwork involved in selling real estate? Do you know all the disclosures you must provide? Do you know how to respond to an offer (how to make a counter offer?) What legal forms to use? Everything must be in writing, when selling real estate...


It's not that simple to sell a house yourself, and also it's not that simple to do the paperwork.


Unless you know all this, get a Realtor, or get yourself in a huge mess.House for sale by owner websites question !?
I'll add one more point to the excellent points posted by others. When you advertise ';For Sale by Owner';, the first thing out of the mouths of the buyer will be ';Of course you will knock off the brokerage fee, since you're not paying one.'; And then they will proceed to hack 6% off the price they intend to offer to you.





Buyers want that commission savings in their pockets just as much as YOU do.
Realtor is right...if you have to ask a question like that, then you really shouldn't be selling the house on your own.





If you go cheap, you are going to get screwed.
Craigslist or Pennysaver on-line ads are free.





If your truly in a rush to sell. You might try AUCTIONING your property. Auctioners usually charge the buyer an additional 5% of the purchase price and little cost to the seller. Usually seller needs to advertise or prehaps do it yourself.

Lauren if you had to file a law suit against someone,wouldn't you use someone with the expertise to help you and make sure all the proper documents were handled correctly? If you had a toothache wouldn't you see a dentist? ???? Need I say more. I know it cost money to sell using a Realtor, but they know your market, they have the expertise to handle the entire transaction for you. You can post on Craig's list, you can post on Zillow.com and Forsalebyowner.com all you want. But I myself - a Realtor tested all of them with my own house, and only received two offers, One from Hungry, they wanted me to tell them my bank account number so they could wire me the money without seeing the house. The other was from somewhere else, and said their attorney would contact me for my ban account numbers.... So you are in much safer hands with a Realtor and let's face it, how do most buyers buy homes? Through FSBO's? I think not.

www.autotrader.com has both listing for private sellers and dealers and in the information displayed about the vehicle it tells whether it is a private seller of dealer. you can screen the ones that interest you that way. eBay has plenty of private sellers.

    no. I use postlets to create my for rent listings. There are national ';for sale by owner'; or fsbo companies - they sell yard signs through the big box hardware stores. Also, look locally for any ';fsbo'; web sites - there are often local sites to facilitate this, for a fee of course.
