Make some flyers and drop by R.E. offices, one of those agents may have a buyer that's interested but, if it's not in the MLS, they won't know about it.
Place a classified ad in your local newspaper and offer an unusual and interesting incentive to potential buyers. Then write a news release about this and send it to local newspapers. If your incentive is really good and unusual, the paper might write it up as a story and you'll get free advertising!

Mistake #3 – Improperly Pricing Your Home Price is the most important item to consider when selling your home. You need to gauge market conditions properly for your area, and then set a bit lower than the average. If you price your house according to the market, it's not likely to sell quickly. That's because the top 10% or 20% of houses with the best prices are selling each month in this area. If your house isn't in that lower 20% range, then it isn't likely to sell as quickly...
You have a busy lifestyle and you shouldn’t waste time dealing with buyers who can’t afford to buy your home, or worse, with buyers who are not really interested, but why are just “seeing what’s available”. Because of this, you need to ensure that everyone you deal with is a qualified prospect. Don’t make the buyer jump through hoops to get information about your home. Always return any calls from buyers as quickly as possible. Make yourself available to answer any questions they might have and work with the buyer’s schedule for showings. When someone shows interest in your home, but never calls you back, don’t automatically assume they are not interested anymore. Call them and follow up. This is not difficult and you should not be intimidated by the fact that it feels like a “cold-call”. Just use this simple script:
“Hi, may I speak with (Buyer Name)?” Then, when the person you want to speak with comes on the line, say “Hi, (Buyer Name), this is (Your Name). I’m calling because you had previously shown great interest in the home I’m selling. My house will probably sell sooner, rather than later, which is why, before it sells, I wanted to follow-up with you and see if you were still interested.”
By using the script above, you will increase your chances of snagging an interested buyer by 3-4 times. Always follow up. And ALWAYS be friendly, courteous and polite when dealing with prospects, even if they don’t seem like they are interested anymore...

Who gets 7% commission rates on residential properties anymore? I'll transfer there, I have to twist people's arms to pay 5%.

I wouldn't recommend putting your home with a Realtor unless you feel like bending over and taking it. 7% is almost $44,000 bucks!
Before showing your home boil some cinnamon, orange or lemon peel in water and let simmer on low heat. This works!
Declutter your home. Put all Nick-Nacks away and move all overstuffed closet items to a friends garage. Keep your house clean and fresh all of the time.
Remove all personal items, such as family photos from walls and tables. (you want people to think this of this house and theirs and not yours).
Very simple, clean it, declutter it, make it smell good. if that doesnt work, you are probably too high priced!
1. Fix glaring flaws - touch-up paint, oil those door hinges, fix broken window panes, etc.
2. Make the first impression the best - imagine being in that buyer's car from the moment they get out of the car...what do they see first? Start from there (yard, front of house, front door, entry way, you get the idea).
3. Remove anything that will kill a deal. That might mean taking the pet somewhere, or keeping the kids out of the way, or removing a poster that is offensive...don't give them any stupid reason to say ';No';.
3a. Learn from each prospective buyer...you could try to listen to their comments, call them after they have gotten back home...if someone doesn't like something the next person may not either.
3b. Consider paying for a complete home inspection - that will give you your list to fix.
