I would say to still use a realtor because they know the laws and the ins and out of real estate, here are some buyer tips to help you make the right decision

yes there could be a lein against the property or person ex wife ex controctor and get an inspector you could be buying a house from a renter out of town owners? do title search and check liens at courthouse public records i did buy a house from owner and title company with a hand shake and thurst.. luv dad
Let me put it to you this way...why wouldn't you want to have an advocate working in your best interests if it costs you nothing to have one?
Have your Realtor meet with the Seller, not you. The FSBOs usually will pay a commission to a Buyer's Agent, however, if they offer less than the going rate (2.4%) then the Seller is not interested in having you have good representation.
Within a few weeks the FSBO will likely use a Realtor to list the property, because s/he will realize the risk of opening their most prized possessions---to total strangers, at all times of the day and night.
You may have trouble keeping your realtor involved. If the seller is selling it by owner, it means they are trying to avoid pay realtor fees. The seller is under no obligation to pay your realtor. And, since you are under no obligation to pay your realtor, he/she will probably lose interest in the deal quickly. If you want to work with this realtor on this for sale by owner, you can try to negotiate with the seller to pay some amount of commission to you realtor. Good luck!
