You should be able to go to any local title company. They have For Sale By Owner packets (includes purchase agreement). You need to purchase an Owner's Title Policy, as well. They will help you. What is the process of selling your home for sale by owner?

Put an ad in the local newspaper. Put a ';For Sale'; sign in your front yard. Set a price. Get a sample sales agreement. Forms may be available at Office Max or Staples.

Have copies of your real estate tax payment at hand. Have copies of your utility bills and payments. Records of maintenance and repairs would also be helpful.

When you find a buyer, hire an attorney to represent you at the closing so you can be sure your interest is protected. Don't rely on Realtors or buyers for anything.
I agree with Re-G. The best thing to do is cross your t's and dot your i's. Find an experienced attorney that will help you with the paperwork......I am a RE Investor, and I have an attorney check all my paperwork so I am doing an honest deal, and it won't come back and haunt me! If you have any other concerns, visit this free site. They are seasoned investors, attorneys, brokers, etc. And they can give you step by step advice!

God Bless!

Buy your State's and County's Sales Contract template and any disclosures. You should contact a local Title Company. they will have these forms, they can help you write up your sales contract, and then they can do the settlement for you and the buyer. You will need to pay them for their services, but it's still cheaper than 3%. I have Florida Title company contacts if you need one. http://www.choicerealestate.net/
