Could someone please explain to me if a Realtor is needed when you buy a property that is listed for sell by the homeowners instead of with a Realtor. Does the Realtor charge you a certain fee for this service? What is the process of buying a home like this? Pros? Cons?

You don't need a realtor to buy any home. You can always try and do it yourself. I would never, because they know what to do in tough situations. If you have a realtor, then you can use them. For Sale By Owner just means that THEY aren't using a realtor, so your realtor will be dealing with them directly instead of another realtor. Your realtor will always receive the standard 3% unless you break their stones. Always use a lawyer and make sure to get an inspection...always!
