Actually, Drew is incorrect. Most foreclosed homes are listed by Realtors and are on the MLS, including HUD repos, Fannie-Mae repos and most banks. That's because they know Realtors have buyers, which is what you are looking for.





However, if you choose to go it alone, do get a few Realtors to give you a Comparative Market Analysis. they will do it for free and it's important that you know what range your home should sell in so you can price it correctly. Correct price is very important.





Then check with your Dept. of Real Estate for a list of disclosures and forms that will be required when you sell. Most, if not all, states require some sort of Property Condition Disclosure and other paperwork that is required by law, regardless of whether you use a Realtor or not.





Advertise and keep track of where the calls and interest is coming from so you don't spend money on advertising that isn't working (a pennysaver ad for instance).





When you get an offer, don't feel rushed by the buyer and if they have an agent they want to use, don't feel put off. Some buyers aren't as comfortable as you with the process. Whatever fee the Realtor wants can be added to the purchase price or paid by the buyer directly so your bottom line doesn't have to change. Please don't take it as an insult and hopefully the Realtor will understand. If the offer seems confusing or too complicated, a local Real Esate Broker can probably go over it with you as a consultant for a small fee. $100 or whatever. Have them explain the jargan or help you make a counter offer that includes what you want to happen. If you're in an attorney state, your attorney can explain it and the contract will be dependent on the attorney approving it anyway.





Most importantly ~ when you have a buyer or an offer ~ PUT EVERYTHING IN WRITING... EVERYTHING. Don't feel like ';he's a nice guy I'm sure he means it... etc.'; Real Estate contracts must be in writing and every detail, no matter how small should be spelled out in black and white (or blue ink) and signed by everyone (husbands AND wives) A good real estate purchase contract covers alot of things you think might never come up, but they do. And the time to negoitate them is at the start, not when you're trying to close.

I am hear you on this issue. I totally understand. I can recommend 10 different car buying websites but 95% of the listing will be from car dealers. I would highly recommend a Paper called ';Trading Times'; which very few people know about it. This paper contains list of cars from private parties only. I don't want to sound rude, but if you do not even know how to advertise your house, how will you do all the official paperwork involved in selling real estate? Do you know all the disclosures you must provide? Do you know how to respond to an offer (how to make a counter offer?) What legal forms to use? Everything must be in writing, when selling real estate...


It's not that simple to sell a house yourself, and also it's not that simple to do the paperwork.

I'll add one more point to the excellent points posted by others. When you advertise ';For Sale by Owner';, the first thing out of the mouths of the buyer will be ';Of course you will knock off the brokerage fee, since you're not paying one.'; And then they will proceed to hack 6% off the price they intend to offer to you.





Buyers want that commission savings in their pockets just as much as YOU do.
Realtor is right...if you have to ask a question like that, then you really shouldn't be selling the house on your own.





If you go cheap, you are going to get screwed.
Craigslist or Pennysaver on-line ads are free.





If your truly in a rush to sell. You might try AUCTIONING your property. Auctioners usually charge the buyer an additional 5% of the purchase price and little cost to the seller. Usually seller needs to advertise or prehaps do it yourself.

Lauren if you had to file a law suit against someone,wouldn't you use someone with the expertise to help you and make sure all the proper documents were handled correctly? If you had a toothache wouldn't you see a dentist? ???? Need I say more. I know it cost money to sell using a Realtor, but they know your market, they have the expertise to handle the entire transaction for you. You can post on Craig's list, you can post on Zillow.com and Forsalebyowner.com all you want. But I myself - a Realtor tested all of them with my own house, and only received two offers, One from Hungry, they wanted me to tell them my bank account number so they could wire me the money without seeing the house. The other was from somewhere else, and said their attorney would contact me for my ban account numbers.... So you are in much safer hands with a Realtor and let's face it, how do most buyers buy homes? Through FSBO's? I think not.

Also, look locally for any ';fsbo'; web sites - there are often local sites to facilitate this, for a fee of course.     I recently went to look at a tundra. I crawled underneath looking around and found the frame was bent, rusty and repainted in the front and the rear.     If this potential buyer was really serious, then he would have no objections putting a cash down. I agree with whiskeyman510 that 10% might be too much. Maybe the buyer is a bit put off by that. Try a round number like $500 or $1000 depending on the value of the house. This buyer is only looking out for his own interest. On the other hand he might be taking advantage of your emotions towards the situation. By not showing the house to someone else you might pass up potential buyer who are willing to pay more for your house.





    I think you will want peace of mind knowing you sold your mother's house to someone who deserves it and will be happy living in it. Continue advertising the house until you have a SERIOUS buyer who is willing to buy YOUR house on YOUR terms!

    Just tell him bluntly, no down payment as to what I want, no deal for you to go inside the house and do your planning.
    No way. Handshake agreements, while very noble in concept, usually end in trouble. Do not take the house off the market or do anything until you get a signed offer and an escrow check in your possession.





    If you knew this person well that might be different, but if they are a stranger, then absolutely not.





    If they won't give you a deposit that's a huge red flag. I would give them 24 hours to present you with a contract and escrow check or move on completely.





    Under no circumstances give them access to your house other than through set real estate channels. If they want to sketch the house, tell them to have their agent make an appointment and do it then, or get a copy of the last survey either from your records or the city.





    If it looks fishy and smells fishy, it's fishy.





    Typically they would put $1000 or more into an escrow account that you keep in case of default. 10% seems steep as an initial deposit, unless you are doing the financing for them. Assuming that's not the case, they would pony up the entire purchase amount, plus closing costs, less the escrow deposit at the official closing, which is usually within 30 days of receiving and agreeing on a contract.
    Absolutely not - if this guy was legitimate, he'd be putting up the money for a deposit - earnest money. Once you let him in, it could take court to get him out. He could swear on all types of verbal agreements and draw it out. Some people seek out grieving families. Be insistant that you wait on the attorney and no one takes possession until the sale is complete. Be careful - and wait for your attorney.
    Listen to your attorney! It is not Wise to let them in the home without the seller or the Realtor present. What happens if something is damaged while they are there? What happens if they slip and fall?





    Your attorney has your best interests at heart, listen to him/her!
    Trust your gut. Until he puts down the deposit you want, do not let him in the house, and do not stop showing the house.





    It's your house - you're in control. Don't let a potential buyer push you around.
    Do NOTHING on a handshake! Nothing! If you let him in and he hurts himself, he can sue you... He can also start making repairs, not finish them and you're stuck with the mess he made. I have also heard of people doing this and then a couple of days later, they are robbed. Do not let him in without signed documents! If he is serious, then he should give you a signed offer to purchase, complete with conditions such as the following:


    - conditional upon financial acceptance


    - conditional upon inspection





    It is up to you to make the conditions. If you are unable to reach your lawyer, contact a notary public, who will give you the lowdown. You can also consult the website bytheowner.com, which will give you some more info.

    I think he should at least make a good faith escrow payment . I would not let him in to do anything untill he gives you some money .I would most definately tell him that if he wants to do the exspansion thing then he will have to make a good faith payment .
    Verbal contracts are recognized in court for everything EXCEPT real estate contracts. If you don't have it in writing, you don't have it at all as far as the law is concerned. If your lawyer doesn't have time to handle this sale, you should either hire a Realtor or another attorney. Many Realtors will handle contracts between buyers and sellers for a flat fee if you have already found the buyer.





    You can show your house to anyone you want any time you want. Once you do have a written contract, you can still show the house (20% of real estate deals never close), but you should tell the prospects there is a contract on the house and that if they were to make an offer, it would be a back up contract that would only be effective if the first contact failed to close.

    Try networking at your local Chamber of Commerce. They often have networking breakfasts or lunches.





    RE: FSBO's - Do you want to purchase these homes? Ask for information like #bed #bath sqft etc. Just think what you care about in your own home. Recent updates to major appliances, carpet, roof, heat/air, etc. Any title problems, foreclosure, bankruptcy, etc. (Owner's sometimes get sticky regarding their personal finances, and might not appreciate too much inquiry.)





    Try calling a mortgage company to find out what you would need to buy the house. Do you want an interest only loan, are you going to need an appraisal, survey, flood insurance, pre-payment penalties, etc. If you plan on flipping houses and need financing, a good loan officer will take time to help with most questions.

    When you say '; Proper Info'; do you want to find out the Tax Status, and Title Information of the Land? If so, you can call a local title company in the County the land is located in, ask for customer service, and give them the Assessors Parcel or Id number, and they can give you info like Open TD's / Mortgages, Liens, and Current Tax Status. Or ask them for a property profile. You may need to get a relationship with the Title Officer, to have them get you one.

    Just an FYI, the MLS has a new rule that listing input through discount brokerages be CLEARLY marked, that the ';selling agent'; does the MLS only and the actual work is going to the buyers agent. They even made a new field for it so that agents can exclude them from searches.

You'd be fighting it out in civil court, where the standard of proof is ';balance of evidence'; rather than ';beyond a reasonable doubt';, so you have that much in your favor.

There are so many things that are involved in selling a house that real estate agents are trained to know....i think there are special fees and things involved with selling a house. If you are not familiar with selling houses i would definitely go with a real estate agent; just look around for a good one and good luck :)
    The advantage of FSBO is you save RE commissions, which can be substantial.


    The disadvantages are many if you have never sold on your own. If you can underprice the other houses, then you have a good shot. You will need a RE attorney if you have never done this. It's not difficult but this is an important transaction. Also, you will have to do the advertising and showings yourself. If you are willing to do that, then by all means try it for a few weeks and see what happens.


    There are also some low cost ways to advertise. You can put it on Craigslist and you can try postlets.com. Also, put signs around the neighborhood with the address on them, especially on high traffic corners. There are also some brokers out there that will put it on the MLS for you for a low flat fee. It all depends how much work you are willing to do to save substantial $$ and how comfortable you are in handling the sale. In this market, you may want to find the best realtor you can, price it right, and sign a short term, 60-90 days max, listing contract.
    If you know how much your house is worth and the rules and laws associated with selling your house, go for it.





    The real estate agents handle everything. They will get everything done. Only...they have to get paid for everything.








    If you have never sold a house before by yourself, I reccommend using a real estate agent. It's a lot less hassle. Good luck, and sorry you guys weren't happy there.

    You have to provide clean title. Nothing before, nothing after. You will pay for your part of the title insurance and settlement. You will pay your prorated taxes or get money back if you pay them in advance.





    Any other fees you pay are negotiated. You are not required to pay 1 penny to borrowers fees. Taxes, and proving title. Shouldnt cost you a dime until closing. Anything you pay over that, is up to you.

You will have to pay between 3-5000 for your closing costs and if the buyer has any closing costs rolled into the loan then you will have to pay those and be reimursed for that. Be prepared to say ';no'; thousands of time to the question ';will you finance it for me'; which simply means ';my credit is so lousy I can't buy a sandwich, I want to come in and trash your property so you will have to redo the entire inside before you can sell it';.





    If you hold open houses you will get nothing but lookers who aren't prequalified and then ....well just start reaidn my reply all over again.

Theres always the option to sell to an investor..but you will have to give up the equity..meaning..the sale price most likely will be what you owe on the loan.

    Ive done it twice before and sold in a weekend but that was quite a different time in the real estate market. Put ads in your local papers, have open houses every weekend and advertise them, and see how you do. You can always get a realtor later if youre not doing well on your own, but no reason not to try yourself first to save the commission.
    I know 10 people who have done this with the present market , all 10 lost money , the least amount lost was 30 k this is a bad time for selling , and it does not look good anytime soon , You will have to eat the commission , and maybe pay the closing plus the loss , unless you find a sucker , I have been buying property here , but due to the market I am getting them dirt cheap , I do not feel bad about it , I did not make them live beyond their means One dummy paid 130 k for her house on her credit cards to avoid the variable interest rate increase , her APR on the card was 4% , I bought the place for 65k cash , she had to take it to avoid bankruptsey because her job requires her to maintain good credit , so she lost half on the house , I have been racking up land too for pennies on the dollar , All of these people with a degree saying the market will bounce back , it will but no time soon greed has corrupted the market , and too many people got their hands in the profit jar , we have not seen nothing yet , Market value means nothing today , because the greed has over inflated the market values , I am not buying all this land for profit , I am building houses on it to give to my kids so they will not have the burden of a mortgage when they start out . I tried to sell one of my homes by owner - because I really did think that if I offered my house for less than others - I would sell FAST.





    Well, I did sell AFTER I listed with a Realtor and got above what I was originally asking FSBO. I was never inconvenienced - the Realtor took care of all the details.

    There is more to selling your house than simply listing it on a web site. There are plenty of sites you might find on the internet for ';For Sale By Owners (FSBO) Google FSBO you should find plenty of them.





    You really don't need a real estate agent to sell your property. You need to have common sense and be willing to hold open houses and discuss prices and other things with people that want to purchase your house.





    There are several For Sale By Owner (FSBO) web sites that you can look up in selling your home yourself.





    The main thing about selling your home is the maximum exposure through advertisement. This can be done several ways





    #1 Advertise in your local newspaper (to include any open houses you schedule)





    #2 Flyers on some part of the property or house that is easily accessible to the public and that they can see from the curb





    This flyer should give the sale price, have a picture of the property # of bed and bathrooms, perhaps a few inside shots of the house and it should be in color.





    #3 Open house to show the property to potential buyers.





    #4 Advertise on the free websites on the internet.





    Even though you plan to sell the property yourself you might consider interviewing three real estate agents, tell them the truth you are considering selling the home yourself but you wanted to interview a couple of agents to get their ideas.     Now you should also call a mortgage broker to see if he would be interested in assisting you with open houses. Tell him for his expertise you are willing to give him a list of those individuals that looked at your home, but were not pre-approved.





    You would also want this individual to be there for your open houses so set up a schedule that he is able to attend.





    This individual should also assist you in finding an escrow closing agent, an appraiser as well as a title company to assist you in your sale.





    This person will also be able to assist with any state rules and local laws required to know in selling a house in your area.





    Now once you have found a person to purchase your property, draw up a sales contract with the assistance of the mortgage broker. He will get an appraiser to verify the value. He should assist you in opening an escrow closing agent.





    If the buyer is not pre-approved your mortgage broker will get the buyer approved and handle the paper work. If he is pre-approved his mortgage person will take care of the rest of the paper work.





    Either way the mortgage broker whom ever he might be will take care of the majority of the rest of the transaction.





    Don't fall for the real estate agents that will come by and ask if they find a buyer would you give them a commission. Tell them if they find someone their client should pay them.





    The reason for this exercise is for you to put the maximum amount of your equity in your pocket as you possible can and not into a real estate agent's pocket. Keep your eye on the mission.





    Now about paying off your mortgage, the escrow closing agent will send a letter to your present mortgage company and request a demand of payment indicating how much you currently owe on your mortgage. Your mortgage company will send them a reply with the amount you owe. This will be done on any mortgage you owe if you owe more than one.





    The escrow closing agent will pay off any demands they receive. Anything left after all payoffs a check will be written to you the seller.

    Establish a relationship with an attorney. You do not want to make a legal misstep involving such a large transaction. Also, an attorney will review offers you get to ensure that the terms are both legal and in your best interests. If you do nothing else, please for your own protection, do this.





    Additionally, you need to decide now how much commission you will pay to a buyer’s agent. If you say “nothing” you risk having an agent refuse to show your property to a client.





    Know that you will be contacted regularly by agents, even those without interested clients. I bring this up because I’m married to an agent. He works in particular areas and tries to preview all homes for sale, even those that are unrepresented. He has encountered unrepresented sellers who have yelled at and/or hung up on him and slammed doors in his face all because he didn’t have a specific client for that property they day he called/knocked. What do you think an agent treated like that will do when next week a client interested in a house like yours walks in to his office? And absolutely be prepared to have strangers, both agents and potential buyers to knock on your door any day, all day. Any time you aren’t home, you miss the potential to sell your house.





    Your home should always be ready to show. This means clean, and with next to no clutter. If you have lots of knick-knacks, now is the time to pack them. It’s also often advisable to remove personal photographs.

    There are some very good books on selling your own home. Buy one or check you local library. Taking the time for a little learning will save you time and trouble.

    Your ';MLS'; (Multi-Listing Service) list usually won't help you. Real estate agents list those among other real estate agents in order to get a piece of the commissions for the resulting sales. ';For Sale by Owner'; houses are very rarely on MLS lists--that was the whole idea, an individual did not want to pay commissions to someone else to sell their house. This can save thousands of dollars, especially if the agent simply listed the house and let others sell it--in exchange for a piece of the pie. The big suits, big offices, and big cars are obviously paid for from something, so some people want to sell a house not give big profits to someone who lies (sells) to people all day.     Try realtor.com. It is not the most up to date but it does give you a field to enter an MLS number and it does have nationwide coverage.
    There isn't really any public database for looking up MLS numbers -- you would have to have a real estate agent look up the number in their system. The MLS system is only made available to licensed real estate agents. Sorry, I know it's a PIA. Thankfully, I have a friend who got his hands on the software and lets me use it.

    There wouldn't be a savings for you because the market is SOOO flooded with homes for sale that a for sale by owner will fall through the cracks. You are going to reach about 1/10 or less of the people a realtor will reach. Also buyers want to work an agent because the buyers don't have to pay the agents commission. So for no cost they get someone to find them what they, show it to them and do all the paperwork on legal forms that are backed up by a brokerage and have someone to do everything to watch out for them, keep them in the deadlines, and get the loan closed in thier best interest. So most don't look at for sale by owners because they most likely be working with a realtor. If you get a realtor, get one that does allot of advertising (which realtors pay out of pocket whether you sell or not) and will always answer thier phones.     Did you sign a buyer agency agreement with this realtor? If so, then yes, you may owe them a commission no matter which house you purchase - until the end of the agreement.





    If you didn't sign a buyer agency agreement, then you can buy any house you want and not owe a commission to the realtor - UNLESS they showed you the house first.

    First thing first. Contact your lender and try to work with even if you are in the foreclosure process. Secondly get your house on the market FSBO ASAP. Contact a local title agency they will help with the legal stuff including contracts and let you the cost of there services. Stay proactive. You do not need a Realtor but they can be very helpful if you can find someone who is a short sale expert and can show you that they are.





    Right now there are a lot of rentals out there and you just need to be honest when renting. Maybe put up 2 months rent in advance and take it off last payment of the year so that it is a win win for everyone. Best of Luck to you.Preforclosure- For sale by owner- Legal fees?
    Have you been told by your lender that you will be foreclosed on? Is this the 1st lien holder? How many mortgage payments are you behind? Was your house kept out of the bankruptcy?





    I have read that both Fannie Mae and Freddie Mac have declared a moratorium on foreclosures through the holiday season. Can this work for you?





    Where are you located? Is it a decent real estate market and your situation is unusual? Even areas without depressed real estate markets are suffering with the global economic situation.





    This may not be the time to consider trying to sell the property yourself. Bad time of year, bad time of the economy, bad time in your life ... if you think you are stressed now, just wait. Seriously, selling your property is not an easy task.





    I suggest you talk to 2 or more local licensed real estate agents who are experienced in short sales. Having the experience is critical to relieve you of some of the pressure.





    Some lenders will work with you to offer a house as a Short Sale and let you live in it during the process. Most lenders will require that you use a licensed real estate agent when attempting a short sale. The real estate commission will be between the lender and the agent(s) involved. Usually agents accept a lower commission for short sales, at least in my marketplace.





    If this is not an option for you, you probably should see about renting a place and moving on. Now is not a good time for you to be totally stressed out about bad past decisions.

    When the time comes to sell by condo in the next 3 to 6 months or so I am considering using for sale by owner on MLS. More details on this service is located at http://www.massforsalebyowner.com/ . If I use this service I would definately consider compensating a buyer's broker which a 2 to 2 1/2 % commission.     First, 2-2 1/2% is NOT the going rate. It needs to be 3%.... lots of buyers agents see 2% and dont want to waste their time when they have a buyer who could buy something else.





    Second, you can't just ';consider'; paying the buyer's agent, YOU HAVE TO. NO ONE will look at your property via the MLS if you dont. Buyers are used to having an agent and they aren't going to see it in the MLS and then just go FSBO. You also cant put in your descrition that its a FSBO, atleast not by Northwest Standards-- this is a violation of the MLS.








    I think its just hokey. As a buyer's agent, I wouldn't want to deal with a FSBO seller. THey're less informed and require just as much babysitting at the buyer. I'd rather work iwth another professional.

    There is a lot more to it than the 4 ';P';s of real estate: Putting a sign in the yard, Putting an ad in the paper/internet, Putting it in the MLS, Praying that it will sell. Realtors are trained in all aspects of real estate from staging, properly placing your home in the market place, producing ad material and brochures, compliance with state %26amp; federal laws (which FSBO sellers are not exempt from, but are usually very ignorant of), pre-qualifying, matching appropriate buyers to your home and securing suitable financing.





    Realtors ';screen'; who sees your home and know something about them before they get there, reducing the opportunity for thieft. How does- better yet how can a FSBO do all of that and maintain their full time job? Virtually impossible!





    Realtors pay for themselves in that they usually secure substantially higher contract prices for the home than FSBO sellers, in turn helping maintain neighborhood values, putting more money in the seller's pocket, and they are more likely to timely get the seller out of an investment that no longer works thereby stopping further investments in the no longer wanted investment.





    A missed sale cost the entire sale, as in missed opportunities. Would you hire a surgeon with a 10% success rate? 20% of real estate is not sole by Realtors, meaning that of the 20% remaining, some are builders with in house agents, some are corporate relocation companies, and some are real FSBO. Statistics show that about 80% of sellers who start out as FSBO usually, following a failed contract or several weeks on their own end up placing their property in the hands of a Realtor. Realtors are connected and co-operate with each other, even from other real estate companies, to put sales together and reduce market time and expenses for all concerned.





    There are some licensees, as in any industry that do not need to be in the business, but by far if you select a full broker with professional designations you typically will get a good one. You do get what you pay for in the business world. Pay too little and you have a potential failure situation. Pay too much and you end up short. Interview the broker you want to use and choose the best qualified broker. Brokers can own their own brokerage or manage a brokerage for another broker; affiliate or associate brokers must work under a broker and have fewer licensing requirements. Brokers have more training and usually more experience, and the brokerage fee is the same.





    Get the full broker.
    It sounds like the old bait and switch. He is baiting you to call him and then claim that you ';hired'; him for the job of selling your property. That way, when you have a sale, he can claim that you reneged on your contract and that he is entitled to six percent of the sale, which is absolutely false.


    Realtors are sometimes scummy, scummy people. Don't fall for it. Don't call him or leave any recorded message that can be used against you in the future. If he really has a client interested, he will definitely let you know. Make sure that you PAY NOTHING on his commission. The most he is entitled to, if he helps someone buy the property, is 3% and that will be paid by the buyer. Of course, you can use it as a bargaining chip...

    Call the realtor and tell them you have another bid on the table and you would like to know what he wants to do...like make a higher offer. Play hardball! It's ok to lie about it. If he says he does not want to bid on the house, then just stop calling him and let him assume (if the house does not sell for a while) that the other (fake) offer fell through.





    You have to be smooth about it though. You do not need to tell him what the fake offer is or who it's from. Just that the offer is there and you are giving him a fair warning that it will soon sell. Realtor's are pretty slick themselves. He may be holding out; hoping that the house does not sell for awhile and he can make a lower offer.

    Its ok for you to have your stuff in there just make sure to keep the place clean (as in spotless) and tidy and make sure everything does look nice, as you stated (in fact if it looks really nice it may make the place more saleable, not less). People understand that you are living there, they don't expect it to be empty.





    About listing with a realtor, its your call. If you don't get much interest you can try it whenever you feel like it, but you could also just keep lowering the price until you get interest or are not willing to lower it further. Personally I think its better for most people to have a realtor. Its not about marketing the place so much as having someone whos knows the procedure and all the ins and outs of the contracts (so if you get a realtor get ones whos done this for awhile).





    If you do go it alone, in most areas you really need to get the place on the MLS. You can often do this by ';listing'; with one of those discount services (save 6 is one of them). They essentially take your listing and put it on the MLS. Do handle all the showings and contracts and everything else, but they only get a set fee (like $500 or something). Of course one problem with this is that by listing on the MLS you will have to pay a buyers realtor about a 3% commission, so you are only saving the 3% (or so) commission your realtor would get. Still I think its worth it as very few buyers don't buy off the MLS where I live.
    I think it is helpful to have a trained professional who can guide you through the process. There are a lot of details, (legal, strategy, staging) that an untrained person doesn't know.





    We had a great realtor last year who guided us through the staging of our home 鈥?and we had four above-asking-price offers at the first open house - to the closing.





    A few things that worked for us were - if you are not FSBO - leave the property during showings and during the inspection. The seller's instinct is to talk too much, or to be defensive. Remember that you want prospective buyers to see *their* future home, not *your* home. (...Another reason not to have too many overly personal items, like photos.)





    Also, when showing, make sure all curtains are open, and as many lights on as possible, even on a sunny day. And, a few tidy, cheerful flowering plants at the entryway set a welcoming tone. Remember, too, that it is prudent to secure valuables such as jewelry, and prescription drugs.
    I was advised to leave the home furnished for viewing. I was also advised that not everyone may agree with my decor. So I removed some items. However, I sold the home myself and saved the realtors fees. I did remove very personal items as you mentioned such as pics and other personal items. As far as time,,,that depends on how much time you can afford.
    In all honesty if a buyer is working with a Realtor their agent is not going to show them your home unless you are offering 3% commission to the agent. Sad, but that is how it works.





    Are you listed in the MLS? If not you are going to have a very hard time selling.





    Many buyers are not able to see past the decor. Just because you think it looks good does not mean others will. If your colors are neutral and there is nothing attention grabbing that distracts from the house itself you should be o.k.





    If you have cluttered rooms you will need to move the clutter out of the house.





    Not sure where you are, but in many places it is a horrible time to be a seller.
    I can already tell you haven't done any research to buy a home.





    A Realtor doesn't MAKE you do anything...they give you advice...it's up to you to take it or not.





    Selling a house in this market is tough...you have to appeal to the masses...so if you have your walls in this artistic Barney purple with a custom mural and you think it looks good, then more power to you...but understand that just because you like it doesn't mean another buyer would...and some people can't see past decor they don't like.





    That is why people hire Realtors...to take emotion out of the transaction.





    Also know that only 5% of all homes are sold FSBO, so you are shutting off 95% of the market by not going with a Realtor. You also have no idea of who is coming through your property as all Realtors are generally fingerprinted and had a thorough background check done before they are given a license in their state.





    People also generally don't like touring the home when the owner is there. They like the freedom of being able to open closets, cabinet doors, etc and not feel like they are invading someone's home.





    Just some free advice.
    The house i currently live in we bought 'for sale by owner' - it went really well and the sellers save about $20,000 in realtor fees. Depending on your location you should prob. leave it on with FSBO for up to 6 months (unless you are in no rush to sell) and then reevaluate going with a realtor.





    And NO - do not take down your art (unless it is crude, oddly abstract - anything that would turn a buyer 'off') if its tasteful leave it up, it will only add appeal!





    You do not need a storage unit for your things unless you have CLUTTER - the cleaner (emptier) your home (while keeping it furnished) the better. If this requires a storage unit, it will be worth the fees as your home will be more appealing.

    In this market I would not recommend it. I was talking to a friend who is a Realtor yesterday.





    People are now looking at alot more houses then just looking at a couple.

    There are plenty of places on the internet selling do-it-yourself legal forms and most any would work for you. However, nolo.com has the reputation of being the best in Do-it-yourself legal forms. Their forms have been checked thoroughly by their lawyers.





    There are places you can list free on line--search for a site people in your area will see.





    I tried spending money on newspaper ads but wasn't having much luck in this tough real estate market getting many responses and felt maybe I was wasting money doing it every week. You might try it for a while though. I'm sure every market is different and there are different newspapers.





    The ultimate buyer saw the signs I had put up when they were driving around in the area picking up brochures.





    Make yourself a brochure that people can pick up from in front of your house. People pick up several from different houses on the same day, so make sure your sticks out. Definitely have a good picture on the flier so they can remember which house the flier goes with. Be sure to put just about EVERYTHING that is a selling point for your house on the flier. Don't forget the address and your phone number!! Be sure to answer your phone--you may only get one call from some people and they may not leave a message.





    If you are willing, offer a discount on your flier equal to 3% of the purchase price. (Which the buyer would pay if you had a real estate agent.)





    An interesting feature if you try to market on line or just to put on the flier: the ';virtual online tour';. You can hire someone fairly inexpensively to photograph your house with a special 360 degree camera that shows the inside of your house from all sides in each room, to anyone who looks it up on the internet. (Tell them how and where to view it on your flier.) This sort of pre-qualifies people before they call you because they have ';seen it already';. That cuts down the number of times you show your house to people who would never be interested.





    Of course make sure your house looks good when you show it. It may be worth putting a coat of paint on some areas and try to keep the yard attractive. While you show it, point out to the prospective buyers various features they may like but also give them space to look without you always over their shoulders.





    Try to keep your house picked up all the time so you can show it on short notice and have it looking great.





    It may have been a coincidence, but I was burning scented candles in the house when the prospective buyers came. Supposedly nice smells make people think of it as a 'home'.





    The main thing to remember is the more you show it to qualified prospects, the more chances someone will buy it. (';Its a numbers game!';)





    Price the house reasonably, but add a little cushion so you can afford to bargain later.
