Preforclosure- For sale by owner- Legal fees?

We are going to be foreclosed on. No sherrifs sale date yet. I was wondering of we could sell our home without a broker, approx how much would lawyers fees be? I am interested in hearing from anyone who had similar situation %26amp; how you handled it. Preforclosure- For sale by owner- Legal fees?
First thing first. Contact your lender and try to work with even if you are in the foreclosure process. Secondly get your house on the market FSBO ASAP. Contact a local title agency they will help with the legal stuff including contracts and let you the cost of there services. Stay proactive. You do not need a Realtor but they can be very helpful if you can find someone who is a short sale expert and can show you that they are.





Right now there are a lot of rentals out there and you just need to be honest when renting. Maybe put up 2 months rent in advance and take it off last payment of the year so that it is a win win for everyone. Best of Luck to you.Preforclosure- For sale by owner- Legal fees?
Have you been told by your lender that you will be foreclosed on? Is this the 1st lien holder? How many mortgage payments are you behind? Was your house kept out of the bankruptcy?





I have read that both Fannie Mae and Freddie Mac have declared a moratorium on foreclosures through the holiday season. Can this work for you?





Where are you located? Is it a decent real estate market and your situation is unusual? Even areas without depressed real estate markets are suffering with the global economic situation.





This may not be the time to consider trying to sell the property yourself. Bad time of year, bad time of the economy, bad time in your life ... if you think you are stressed now, just wait. Seriously, selling your property is not an easy task.





I suggest you talk to 2 or more local licensed real estate agents who are experienced in short sales. Having the experience is critical to relieve you of some of the pressure.





Some lenders will work with you to offer a house as a Short Sale and let you live in it during the process. Most lenders will require that you use a licensed real estate agent when attempting a short sale. The real estate commission will be between the lender and the agent(s) involved. Usually agents accept a lower commission for short sales, at least in my marketplace.





If this is not an option for you, you probably should see about renting a place and moving on. Now is not a good time for you to be totally stressed out about bad past decisions.
