With For Sale by Owner, usually the owner is looking to get the most money from the house by not having realtor fees, so I doubt they would be willing to rent or lease with an option. You as a buyer are better off using an agent, let the agent look through the thousands of houses for sale to find the houses that most fit your needs.Questions about houses that are ';For Sale By Owner';?
1. Unanswerable. That's an owner by owner question.





2. You should have a buyer's agent no matter what! I wouldn't suggest you focus on just one type of property (by owner, foreclosure, etc.). Get a buyer's agent, and have them show you the various properties in your price range so that you can get an idea of what's out there. If you happen to find a for sale by owner that works for you, your agent will still be there to help make sure the owner meets their legal obligations and to make sure your ducks are all in a row.
It depends on the market. If the market is slow, then the owner may want to lease with an option to buy.





Yes, it is easier to go through a real estate agent unless you have some experience buying/selling real estate. Depends on how good you are at negotiation. Do you have legal counsel to prepare/review a sales contract?

2. Yes, but the FSBO may not be willing to pay the agents commission. At the very least you want to hire a real estate attorney to protect your interests.
Use a Realtor! It costs you nothing as a buyer and your best interests are being represented. As for people selling FSBO... it depends on if they have done it or not. Most of them have absolutely no idea what they are doing, they are just trying to save $$$, so if you don't have an agent and they don't have an agent, who's going to know what is really going on and/or needs to happen to get the sale to the closing table? Use a Realtor!
