In this market I would not recommend it. I was talking to a friend who is a Realtor yesterday.
People are now looking at alot more houses then just looking at a couple.
And They are really Negotiating hard now.

There are plenty of places on the internet selling do-it-yourself legal forms and most any would work for you. However, nolo.com has the reputation of being the best in Do-it-yourself legal forms. Their forms have been checked thoroughly by their lawyers.
There are places you can list free on line--search for a site people in your area will see.
I tried spending money on newspaper ads but wasn't having much luck in this tough real estate market getting many responses and felt maybe I was wasting money doing it every week. You might try it for a while though. I'm sure every market is different and there are different newspapers.
The ultimate buyer saw the signs I had put up when they were driving around in the area picking up brochures.
Make yourself a brochure that people can pick up from in front of your house. People pick up several from different houses on the same day, so make sure your sticks out. Definitely have a good picture on the flier so they can remember which house the flier goes with. Be sure to put just about EVERYTHING that is a selling point for your house on the flier. Don't forget the address and your phone number!! Be sure to answer your phone--you may only get one call from some people and they may not leave a message.
If you are willing, offer a discount on your flier equal to 3% of the purchase price. (Which the buyer would pay if you had a real estate agent.)
An interesting feature if you try to market on line or just to put on the flier: the ';virtual online tour';. You can hire someone fairly inexpensively to photograph your house with a special 360 degree camera that shows the inside of your house from all sides in each room, to anyone who looks it up on the internet. (Tell them how and where to view it on your flier.) This sort of pre-qualifies people before they call you because they have ';seen it already';. That cuts down the number of times you show your house to people who would never be interested.
Of course make sure your house looks good when you show it. It may be worth putting a coat of paint on some areas and try to keep the yard attractive. While you show it, point out to the prospective buyers various features they may like but also give them space to look without you always over their shoulders.
Try to keep your house picked up all the time so you can show it on short notice and have it looking great.
It may have been a coincidence, but I was burning scented candles in the house when the prospective buyers came. Supposedly nice smells make people think of it as a 'home'.
The main thing to remember is the more you show it to qualified prospects, the more chances someone will buy it. (';Its a numbers game!';)
Price the house reasonably, but add a little cushion so you can afford to bargain later.
