There is a myth that FSBO's are better deals, but I have found that most FSBO's have no idea what their house is worth, and typically have it overpriced. Plus, the owner may not divulge problems with the house.





Drive around the neighborhoods that you like and jot down the phone numbers. Or look at the various websites for FSBO's (do a search on ';FSBO'; and they will pop up).





Call for price and more information - then call a Realtor to protect you in this transaction - so you don't overpay and end up with undisclosed problems with the house. Most FSBO's don't know about or use the correct disclosures, so your risk exposure may be high.





Most FSBO's are willing to pay the Realtor co-broke commission, so don't be afraid to use a Realtor on the biggest purchase you may ever make.

FSBO's are not always the deal folks think they are. Especially of late, I see a fair share of FSBO's who are on their own because several real estate agents informed them that their house is not worth what they think it is worth. It's not easy dealing with someone who has that sort of attitude.





Follow the advice of others here and seek professional buyer representation. If negotiating needs to occur, that person is in a much better position to do it than you are. As well, you will have your 'backside covered' with appropriate contractual work.
First and foremost, you need a professional on your side to help you put together an offer and to understand your contract. Get a buyer鈥檚 agent or consult an attorney. You have no guarantees that this unrepresented seller has made the effort to find out what their legal obligations are, nor can you be certain that they鈥檒l have a proper contract available to use.
Why on earth would you want to do that. There is no cost to the BUYER when you buy a house with an agent.
