I Want To Buy a For Sale By Owner Home !?

I am interested in a For Sale By Owner, when I ask for a physical inspection on the property the seller refused. The seller said that he is selling the home ';as is';. I still want a physical inspection done by a license home inspector.I Want To Buy a For Sale By Owner Home !?
If you are purchasing the home, you have every right to a home inspection, and it is the wisest thing you can do. However, the seller is not obligated to pay for it - you will be the one to foot the bill. And, if the seller is firm about selling the home ';as is'; don't expect to get any discounts on price for even major issues. But, you will at least know exactly what you are walking in to, and how much financially to plan for repairs.


One other thing is that although the home is for Sale by Owner and I assume they do not have any realtor, you may wish to get one, or an attorney to make sure that your interests are protected legally and that all of the paperwork is completed properly. It may cost a bit, but in the long run be VERY worth it!

Don't buy any house without an inspection. Tell the seller that you insist upon an inspection, but may consider buying the house if the defects are not overly costly to repair. Say, for instance, over $3,000 to $5,000.


If he won't go along with that, look elsewhere. It may be that he knows there is a major defect and he doesn't want it discovered.
There is no reason an owner should not want you to have it inspected especially since you are the one who has to pay for it. If the owner wont let you have it inspected you should not buy it. just because he is selling it ';as is'; does not mean you have to buy it. an inspection just lets you know what you are in for once you decide to buy it. it does not mean the owner HAS to fix anything.
If the owner is refusing then your stuck. Probably a sign that you should let this one go.





There's going to be a good reason that the owner doesn't want you to know - cracked slab, mold, non-code improvements...





You won't be able to get a loan approved if the home owner won't let an appraiser in/on either.
If he refuses and you want one, walk away. But I'd say: ';Of course it's as-is, I understand that. But I need to know the condition of the place.'; You don't have the right to nose around his property without his permission. And of course, you won't be able to get a mortgage on it.
DO NOT BUY THIS HOME WITHOUT AN INSPECTION!! It could be a ';money pit';, and probably is if the owner wants you to walk in and buy, without any information to protect you. I would not buy ANY home, even from my own mom, if I couldn't have it inspected.
