. If you are dealing with honorable people, it doesn't matter what contract you use. If you are dealing with weasels, it doesn't matter. So grab a piece of paper and write the sales price, the legal description (from your deed), how they will pay you (cash or loan), and the closing date. Sign and date it.
The sale will close in 30 days.
