If you are planning on listing this in the newspaper were you are charged by the word, you might have a high price to pay for a classified ad. Your best bet would just be to list:

For sale by owner, lovely, well kept, 3 bedroom, 2 fireplaces, ranch home seated in wonderful environment. Must see to appreciate.

Then list your contact information. It is best to save the other information when they come to see the property. Let them fall in love with the luxury first. Easier selling point.

I hope that wasn't an ';ad'; that you just posted because ads aren't allowed on this Q%26amp;A. But, sales are extremely slow right now, and by next year buyers will be getting superb deals since the houses will lose a lot of value by then. If you are an investor then go ahead and try to make money, but handyman specials are usually bought up by investors, so talk with a realtor and they will get in touch with an investor for you.

Why not put an advertisement on the boards at the Americana or at Pine Ridge? or high rises in Mayfield Village...or at one of the hotel chains, I think the Ramada is right there. I wish I had the money.
You should post your ad on some of the popular Free and Low-Cost FSBO Websites in addition to craigslist...

owners.com

homeportfoliojunction.com

10realty.com

mlshub.com

Be sure to print flyers and put them in a flyer box on your yard sign. Post the flyers at various bulletins in your neighborhood... grocery stores, libraries, your office bulletin.
That's a bad ad. It's too busy. It should be more like this:

*Handyman Special*

1,800 SF ranch in Bucolic Worton Pk Mayfield Village

3BR, 2 baths, heated 2 car garage, FP, Newer EIK %26amp; New roof.

You should add if the land is sloped or wooded or level and how much of it there is.
Post it on Craigslist.com, its free and easy to use, just makesure you post it in Ohio.
